If you are seeking compelling reasons for purchasing Phoenix AZ real estate, you don’t have to look very hard.  The most obvious one is your desire to swap your snow blower for a new set of golf clubs.  If you prefer playing on a warm, sunny putting green over falling on the ice and breaking a hip, you are looking in the right place. There are over 185 golf courses here, and all of them are drenched in sunlight 300 days per year.  Phoenix enjoys plenty of warm, sunny weather, and it all comes without disasters like hurricanes, tornadoes, or earthquakes.  No wonder that the search term “AZ for Sale” is Googled over 1.5 million times per month!

Stop by your local news stand and you will discover a few more reasons for buying a Phoenix home. Business Month Magazine called our city “one of the 10 best-managed cities in the nation.”  Money Magazine recognized Sky Harbor Airport as the number-one U.S. airport for passenger amenities.  Even television has taken note: PBS television named Phoenix as the only city in the USA to represent “Excellence in the Public Sector.”  Similar accolades from various publications, corporations, and commissions just keep rolling in.

However, Phoenix has no intention to “rest on its laurels.”  The local leadership and citizenry embrace a pro-business ethos that has made this city an industrial powerhouse and a bastion of commercial strength for the entire region. They realize that a strong local economy is essential to protect and progress Phoenix property values.

No major metropolitan area is complete without professional and college sports venues. Phoenix is saturated with them.  Do you like baseball?  Watch the Arizona Diamondbacks play at Chase Field downtown Phoenix. Football? Popular Southwest destinations are not far away. The world-renowned Grand Canyon, the Colorado River, indescribable Oak Creek Canyon and the Red Rock Country of Sedona, and a sight-seeing adventure in Sonoran desert are just a short drive. Water skiing and sailing are available at the many man-made lakes surrounding the metro area and throughout the state. Snow skiing is only two hours away at the Snow Bowl in the San Francisco Mountains of Flagstaff or at Sunrise Park in the beautiful White Mountains near Payson.

If sunny beaches or deep sea fishing are your favorites, Rocky Point, Mexico is just south of the border. With a new Mar de Cortes International Airport now operational near the Mayan Palace Resort, commercial flights are available daily. Private and charter flights are less than one hour from Phoenix Sky Harbor to the sandy beaches, resorts, and luxury condos. Both Los Angeles and Las Vegas are also less than a one hour flight away. The Phoenix real estate market is a top choice for home buyers who want easy access to all of these popular spots.

The Phoenix Real Estate Market

Declining prices and a sluggish economy have stricken real estate markets across the nation.  However, Phoenix home prices have stabilized, and the supply of AZ MLS-listed homes in our area has been depleted by 75% since December 2008.  Banks are shrinking their inventory of foreclosure homes by cutting deals and negotiating a record number of short sales.  The Phoenix real estate market has hit bottom and buying activity in all price ranges is being fueled by the low interest rates.  Investors and first-time home buyers are competing again for moderately price homes. They realize that real estate is still one of the best long-term investment vehicles available. Owner/occupants now have a 15-day First Look grace period on all Fannie Mae and Freddie Mac listings before the investor bids are accepted.  This is a great window of opportunity all types of buyers who are shopping for Phoenix AZ properties.  By all accounts, this window is not expected to be open for long.

The Phoenix MLS inventory offers homes across a broad spectrum of styles and price ranges.  First-time home buyers are snapping up starter homes in the low to mid 150’s, and astute real estate investors are purchasing homes under $100K, acquiring them for future value and positive cash flow in the hot rental market. Both residential and multi-family properties offer great value for Canadian real estate investors, thanks in part to the value of the Canadian dollar.

On the other end of the price spectrum, you will find a long and sundry list of upscale Scottsdale and Phoenix homes in gated golf course communities.  Homes on the famous Troon North, Gray Hawk, and The Boulders golf courses offer the finest Arizona luxury estates available. Old Town Scottsdale properties are still very popular. Extravagant residences are being rebuilt near Camelback Golf Club and the surrounding area.

In the West Valley, luxury condos in the Glendale Westgate Center offer proximity to Jobing.com Arena and the University of Phoenix Stadium.  Glendale condominiums afford proximity to restaurants, an exciting nightlife, and world-class shopping with a Times Square atmosphere. Pulte homes in Anthem are attracting both retirees and younger home buyers who are looking for a master-planned neighborhood with a good community center and outlet shopping center.  Phoenix condos are being developed near the downtown area close to Arizona State University’s new downtown campus, and offer the convenience of accessibility to the expanding array of nightlife, fine restaurants, and professional sporting events. Transportation is now available on the new light rail system.

Phoenix retirement communities abound in West Valley and East Valley.  Sun City Grand is a fully developed neighborhood, and Pulte is still building in Sun City Festival.  Beautiful Robson-built homes are available in Pebble Creek, a master-planned, gated community that boasts 72 holes of country club golf.  If you are searching for a luxury home in a master-planned community on a golf course, the Trilogy at Vistancia by Shea Homes is a must-see.
